Call us with what you have
A lot, a set of plans, or an idea on the back of a napkin. We will talk through what you want to build, where, and roughly what you are hoping to spend.

Land, if you need it
No lot yet? Our real estate company, Masterpiece Realty, can help you find one. We look at it with a builder's eye: the slope, the access, the view, and what it will take to build there.

Plans and design
Bring your own plans, or we will work with an architect we trust to draw them. We have worked with the same architects around Branson for years.

A real budget
Before anything starts, you get a detailed budget for the whole project.
Change requests happen. We quote the price for approval per request.

The build
You will be in one group text with us for the whole build. Trevor or a site supervisor is on the job day to day. Some of our carpenters and subcontractors have worked with us for twenty-five years, so the crew in your house is the crew we know.

Move-in
We walk the house with you and work through the punch list before you move in. Every home we build comes with a one year warranty.

Based on the scope of the work, most projects are completed within a year.

Cost
What does a custom home cost around Branson?
There is no honest single number, and any builder who gives you one over the phone is guessing. What moves the price most is the lot, the size of the house, and the finishes you choose. A steep lot with hard access costs more to build on than a flat one before a single wall goes up.
It is the first thing we will talk through on a call, once we know what you are looking to build. Then you get a budget for your home, on your lot, before anything starts.
Will the price change during the build?
It can, and it usually does, because families change their minds while they watch their house go up. A different tile, a wider opening, another window on the lake side. That is normal, and it is your house.

Whether we're a fit
I don't have land or plans yet. Is it too early to call?
No. That is where a lot of our clients start. Our real estate company can help you find a lot, and we can put you in front of an architect. Call before you buy land, not after, so someone has looked at what it will take to build on it.
Do you build outside Branson?
We build in Branson, Branson West, Kimberling City, Ridgedale, Blue Eye, Hollister, and Saddlebrooke. If you are just outside that, call and ask.
Comparisons
Should I be my own general contractor to save money?
Some people do it and it works out. It means hiring and scheduling every trade, pulling permits, meeting inspectors, and carrying the risk yourself when a crew does not show or a material runs late.
What you are paying a builder for is the crew, the schedule, and someone whose problem it is when something goes wrong. If you are weighing it, call us and we will walk you through what is actually involved either way.
How is this different from buying a spec home?
A spec home is built for whoever buys it. A custom home is built around your lot, your plans, and the way your family actually lives. If you want the kitchen facing the water and the shop bigger than the garage, that is a decision you get to make.

Yes. Our Work has homes from the last thirty years, and we have built commercial projects around the Ozarks that you have probably already been inside.
What to look for in any builder
What should I ask a builder before I hire them?
Ask every builder you talk to, including us:
- How long have you been building here, and can I see what you have built?
- Will I get a full price for the project before we start?
- What happens when I want to change something mid-build?
- Who do I call when I have a question, and how fast will I hear back?
- How long have your subcontractors worked with you?
After you move in
Is there a warranty?
Yes. Every home we build comes with a one year warranty from us.
